Canning Town East London.

The existing tenant was faced with a £98,000.00 Schedule of Dilapidation claim from the landlord. As we worked on the building 10 years ago prior to the tenant taking occupation, we were contacted again to help with this claim. We first recommended that they acquire the services of a Chartered Surveyor which was most beneficial. We then set about bringing the costs down. 4000 sqft of mezzanine floor and substantial racking was removed and cleared from site (free of charge). We then carried out refurbishment works internally to the offices and warehouse and externally cleaning the skylights and re-coating the cladded roof. We were with the tenant when they handed to keys back to the landlord’s surveyor, who signed off the works. Cost £36,000.00 saving the tenant a whopping £62,000.00. Dilapidation in West London

APC Couriers, Mitre Bridge Ind Estate, White City, London.

We were approached directly by APC to deal with the dilapidation claim from their landlord. The commercial building they were in had been sold many times during the clients tenancy, which complicated the dilapidation claim. There was a Schedule of Condition and APC were issued with £70,000.00 dilapidation claim by their landlord. We completed the dilapidation works to the total satisfaction of both the landlord’s surveyor and APC Couriers for just £15,000.00. Commercial Dilapidation works Dilapidation in North London

An interim dilapidation claim had been served to our clients by their landlord. Although the tenant still had a couple of years left on the tenancy agreement, the landlords required external redecoration of the property. This was in the lease agreement. The clients chartered surveyor asked us to price the works as the monetary claim from the landlord seemed excessive. Our price for the dilapidation work was indeed considerably less. The dilapidation works included:

  • Completely stripping back the metal Crittal windows and repainting
  • Roof repairs
  • Brickwork and pointing repairs.

The landlords and their surveyor were happy with the dilapidation works carried out.
